New owners urged to form JMB quickly, Selangor Times, 16 March 2012

SELAYANG: Selangor State Development Corporation (PKNS) will help owners of a new medium cost development here set up a Joint Management Body (JMB) to ensure all problems at apartments are addressed promptly.

"It’s important to form a JMB committee as soon as possible to channel complaints about repairs and maintenance from residents to us, the developer. We will assist in this," said PKNS deputy general manager Noraida Mohd Yusof during a ceremony to hand over mock keys to nine selected Banjarai Court home owners, near Batu Caves, last Saturday.

Almost all the units at the five-block high-rise have been sold and the owners are expected to move in shortly.

Noraida advised the house owners present many of them first-time owners - to check their units for defects and to report their findings to the site office located on the ground floor at Block A.

She added that PKNS was committed to building more homes to cater to demand in Selayang.

She said the 612-unit apartments, with built-up area between 1,012 to 1,245 sq ft, were sold for around RM270,000 to RM330,000 each.

State executive councillor for housing Iskandar Samad lauded PKNS’ move to assist residents in setting up the JMB immediately.

The Cempaka state lawmaker agreed with Noraida that a JMB should be set up as soon as possible.

He also urged residents at Banjaria Court to be alert to acts of vandalism at their new premises.

"There’s no point having the best amenities that money can buy if they are vandalised by irresponsible people," he said.

Iskandar congratulated the 60 new house buyers who turned up to view their units.

"It’s a good decision to have purchased a unit here. I understand the units have appreciated by 30 per cent since they were launched in 2009," he said.

The housing project was completed some eight months ahead of schedule.

Chinese New Year Joy for Banjaria Court Home Owners


“16 buyers among the first to receive keys on the first day of the Dragon Year”


SHAH ALAM, 23 JANUARI 2012: The Chinese New Year holidays brought double joy to the buyers of Banjaria Court in Batu Caves when they received the keys to their homes today.

The 16 buyers were the first group of home owners who will receive keys in stages by Selangor State Development Corporation (PKNS).

“I can’t wait to start afresh at my new home and I will be using the long holidays to move in,” said one of the buyers, Mohammad Hanafiah, 26.

PKNS in a statement last week said the keys will be handed in stages to the buyers starting from January 23, 2012, eight months ahead of its scheduled completion date. The Certificate of Fitness (CF) for the project was received on 4 January 2012.

“PKNS has also taken the initiative to set-up a Task Force to ensure all buyers receive their keys as soon as possible. PKNS is expediting the loan claims from the banks so that the houses could be delivered to the buyers as soon as possible. We hope the buyers will also make all the necessary follow-ups with their respective banks,” said Development Controller of Central Territory, Hajah Roziah.

Penyerahan Kunci Secara Berperingkat Kepada Pembeli Banjaria Court


SHAH ALAM, 20 JANUARI 2012: Pembeli apartmen Banjaria Court, Batu Caves menerima berita baik hari ini apabila Perbadanan Kemajuan Negeri Selangor (PKNS) mengumumkan proses penyerahan kunci akan dimulakan secara berperingkat  mulai 23 Januari 2012.

Dalam satu kenyataan yang dikeluarkan hari ini, PKNS berkata 16 pembeli dalam kumpulan pertama yang akan menerima kunci merupakan mereka yang sudah menyelesaikan semua urusan pembayaran 100% samada secara tunai atau menerusi pinjaman bank.  Bahagian Jualan Wilayah Tengah telah memaklumkan kepada pembeli berkenaan melalui pos dan telefon.

Sijil Layak Menduduki (CF) projek ini telah diperolehi pada 4 Januari 2012 dan kerja-kerja pembersihan telah segera dijalankan bagi memastikan keadaan persekitaran apartmen Banjaria Court dalam keadaan terbaik. Kerja pembersihan kini di peringkat terakhir dan dijangka selesai Ahad ini.

Setakat ini PKNS telah selesai mengemukakan tuntutan bayaran baki harga rumah dengan bank-bank yang terlibat.  Walaupun pihak bank mempunyai tempoh 21 hari untuk menjelaskan bayaran seperti yang diperuntukkan dalam Perjanjian Jual Beli, PKNS tetap mengambil inisiatif dengan menubuhkan satu ‘Task Force’ untuk membantu pihak bank supaya bayaran dapat diterima dengan lebih cepat.  PKNS memohon kerjasama pembeli-pembeli untuk turut sama membuat susulan dengan bank masing-masing bagi tujuan tersebut.

PKNS sedang melakukan segala usaha untuk memastikan proses penyerahan kunci kepada pembeli lain dapat dibuat segera setelah menerima bayaran penuh dari bank. Kepada pembeli yang mempunyai sebarang pertanyaan, mereka boleh menghantar e-mail ke  aduan@pkns.gov.my

PKNS: Banjaria Court siap 8 bulan lebih awal


Shah Alam, 17 Januari 2012: Projek Banjaria Court di Batu Caves, Gombak mula dibuka untuk jualan pada pertengahan tahun 2009 melibatkan tiga blok iaitu Blok B1, B2 dan B3. 

Ketika itu peringkat  pembinaan keseluruhan  telah mencapai  40 peratus. Manakala sebuah lagi blok iaitu Blok A pula hanya dibuka untuk jualan mulai tahun 2010.

Sijil Layak Menduduki (CF) projek ini telah diperolehi pada 4 Januari 2012 dan urusan penyerahan kunci telah pun bermula sebaik sahaja PKNS menerima bayaran penuh harga rumah. Malahan PKNS telah pun membuat penyerahan kunci kepada mereka yang telah membayar secara tunai.

Mengikut Perjanjian Jual Beli, PKNS perlu membuat serahan kunci kepada pembeli pertama sebelum 30 September 2012 dan ingin ditegaskan bahawa tidak terdapat sebarang kelewatan tempoh penyerahan kunci seperti yang didakwa oleh sesetengah pihak. Malahan PKNS telah berjaya menyerahkan unit, 8 bulan mendahului jadual.

PKNS sedang mempercepatkan tuntutan-tuntutan pinjaman daripada bank supaya urusan penyerahan kunci kepada pembeli dapat dibuat dengan kadar segera. PKNS berharap dengan penjelasan ini tidak timbul lagi kekeliruan atau salah tanggapan daripada mana-mana pihak berhubung perkara ini.
